As an agency, we do not select your tenant, this is completely your decision to make. We will complete all reference checks and then provide a professional recommendation as to who we feel might be a good fit. All applications & supporting information is then provided to you for an informed decision.
Based on current legislation in Queensland, you do still reserve the right to say no to pets. Please be mindful that there is proposed legislation where we may no longer have a choice. As an agency, dependant on the property, we do generally suggest listing a home as pets negotiable, that way, you are not cutting yourself off to considering the option, however you do still reserve the right to say no. Please be mindful if you were to say no to pets, you could potentially be cutting yourself off to approximately 80% of the market in Toowoomba. Should you approve a pet, we do have tenants sign into a pet agreement assuming full responsibility for the pet, so in the event it was to paw screen doors, dig holes, upset the neighbours etc. it could be considered a breach of their agreement.
It is highly recommended that a professional bond clean, flea treatment & carpet clean is done prior to tenancy. The reason we recommend this is that if we
hand the property over in pristine condition, we can retain that standard for future tenancies and enforce the home be returned to that standard at the end of each tenancy. Please also refer to our “Preparing your home for rent” checklist.
Generally we do suggest a six month lease initially, however this advice may differ from applicant to applicant. A six month lease will give your property manager time to get in and complete their first inspection, make sure you are happy, the tenant is happy and everything is moving along smoothly, then offer a 12 month lease from there. Alternatively if you did receive a very strong application that had great rental history, had been in their job for quite some time etc. it would be worth considering locking them down for 12 months. On the application, we do ask tenants what their preference is, that is then presented to the landlord to either approve or decline from there.
Yes, you most certainly can however the property must meet a certain standard. It must have a separate meter, dual flushing toilets, water saving shower roses, flow restrictors etc. and a water efficiency certificate. Provided the home meets this standard, you can pass along full consumption charges excluding the water access charge. How this would work is we ask that you pay your rates to receive your iscount, send us a copy, we will balance out what the tenant has used and invoice them accordingly.
First a foremost, we do recommend taking out a landlord insurance policy with a reputable insurer for peace of mind. In the event that a tenant maliciously damages a home, should the damage exceed one weeks rent, our agency will contact you and discuss your options. Generally speaking, a Form 11 Notice to Remedy Breach will be issued providing 7 clear days notice for the issue to be rectified. In the event the tenant fails to rectify the damages, the agency may then move to issue a 14 day Form 12 Notice to Leave for failure to rectify a Form 11 Notice to Remedy Breach.
You are more than welcome to use your own preferred tradespeople, however our office does also have a list of trusted tradies. The benefit of using our tradespeople is a) We know & trust the quality of their work b) We know that their pricing is reasonable & c) We have a copy of their public liability insurance.
We offer two options. Mid & End of Month or just End of Month. There is no extra charge regardless of the frequency, it just depends how your finances are
structured as to what may be best. Mid & End of Month disbursements are paid the first working day after the 15th & again on the first business day of the month. The end of month disbursement is paid only on the first business day of the month.

We do recommend that you have tradespeople’s invoices paid from the rental income to:
a) ensure our tradespeople are paid on time &
b) when it comes to tax time, you will have a simple End of Financial Year Statement to evidence exactly how much has been spent on plumbing, electrical etc.
With your rates, due to the large size, it is usually best to pay directly to the council, however in the event you would like us to pay the rates, we would suggest that you always have an amount in our account withheld for these. The reason we suggest that is due to the large amount and I would hate for your 10% discount to be lost, due to our office not paying early due to a lack of funds.
